Following the initial discussions, my services are then based on the RIBA Plan of Work

Develop concept design(s)
Collaborate with client to undertake design reviews and respond to their comments
Advise client and prepare documentation for any pre- application submission.

Developed design for approval by client.
Incorporate any pre-application advice.
Produce drawings and associated documentation for planning. design & access or heritage statements.
Submit planning application and if required, apply for listed building consent.
Liaise with local authority towards approval.

Confirm planning approval has been received and discharge any conditions.
Before construction starts on site, develop a full set of technical drawings/specifications.
Collaborate with other consultants as required and coordinate all technical information
Developed technical design & specification.
Include for any input from appropriate builders.
Issue all technical information for tender to agreed list of builders to obtain a detailed price.
Prepare and submit building regulation application.

Following a review of the tenders with you, we can advise and draw up the contract with your preferred builder.
We can then administer the building contract, as well inspect and certify work during construction.
Provide site support to client and builder.
Monitor the works against the agreed programme and mange any issues that arise.
Advise on the appropriate payment as works are completed on site.
Monitor the works after completion.

Coordinate all ‘As built’ information from builder and other consultants and issue to client.
Administer the contract and confirm the Final account.
Confirm project completion and obtain client feedback.
